En este artículo se plantea una primera aproximación a los proyectos built to suit (BTS) desde un punto de vista económico y legal, tanto para facilitar a los operadores jurídicos su entendimiento como para dar sentido y pautas claras respecto de su estructura, importancia y potencial uso en el mercado peruano actual. En este sentido, analizamos las ventajas, desventajas, pautas básicas y documentos involucrados para poder estructurar un proyecto BTS en el marco de la legislación e instituciones jurídicas nacionales. Además, se realiza un análisis sobre la necesidad de tener una regulación particular sobre este tipo de proyectos acorde con las necesidades del mercado, y sin que ello suponga desincentivos para su uso.
